Manufacturers are starting to take notice and provide better packaging with less left over waste.

Remember unboxing your last big gadget purchase? How many unnecessary layers of plastic, paper and cardboard did you have to wade through before getting to the actual hardware?

More to the point: Would you rather have more efficient packaging, less trash and a healthier environment?

The origami-like swaddling of hardware could be a much greener undertaking, and the companies focusing on better packaging solutions say their efforts could be a big part of making the gadget industry more sustainable. Supply chain firm ModusLink is one such company, and it’s done a bit of research on how much CO2 its environmentally friendly packaging is saving the planet.

ModusLink SVP Lorcan Sheehan wrote on the company’s blog that its sustainable packaging changes have so far “eliminate[d] a combined 4,085 metric tons of GHG through package changes — the equivalent of 672 passenger vehicles not driven, 8,254 barrels of oil not used and 404,421 gallons of gasoline not used.”

He says the new packaging is not surprisingly also good for the company’s bottom line; ModusLink saved its customers $6.2 million annually.

How to integrate Facebook comments with your WordPress_blog | RealtyGo_blog

 

Getting all those great comments from your friends and fans on Facebook over to your WordPress blog for all internet readers.

For most weblogs is additionally performed a Facebook fan page or a Facebook profile page. The blog articles are published regularly. On Facebook, either manually or automatically link (for example, with RSS graffiti) on the postings in the blog.

 

 

The problem:

The real debate on the content of blog postings will then take place on Facebook and not on the blog.

The solution:

The plugin getFacebookComments compares the entries on Facebook with the postings on the blog. If an entry includes the full URL on Facebook (!) Of a blog posts automatically the comments of Facebook to WordPress to be copied.

Requirements:

PHP5 and cURL. The easiest way to check on the phpinfo. Just a new PHP file on the Web server to create, populate them with the following three lines:

Installation:

Download and unzip the folder getFacebookComments from the ZIP file into wp-content/plugins. Then the plugin will be normally activated via the WordPress backend. Then a new point is found under Settings, the FB is called Comments. Here, however, only two things are set, the name of the Facebook fan page or Facebook profile page and a suffix for the name of the commentators. Since this range is directly suffix isthe name of the commentators, this field should be emptied. There are more beautiful and to identify other ways the comment.

Facebook has recently released the new Open Graph API and through this it is also possible to add a “Like” button, which can be found within Facebook everywhere, even on external sites such as on your own WordPress to use blog.

Due to the huge number of users on Facebook such integration can bring to a WordPress blogger two advantages: on the one hand, it makes blog’s articles and posts popular on Facebook, where visitors will share these posts’ links and articles in their news feed to subscribers, on the other hand, you get so new visitors from Facebook.

The integration of Facebook “Like” button into WordPress is quite simple – below are two methods how to do this are presented.

Integration Option 1: Theme customization

The most preferred method is the theme adaptation. It does require a little PHP and HTML knowledge, but in the end saves you additional entries in the database and is also on the safe side when times pending a WordPress core update. Themes and theme changes are usually compatible update.

You can cancel its own Facebook list activity in the sidebar or indeed the personal taste of a collection of Facebook messages to an even fallen (Like) or the one recommended (Recommend).

Facebook Unites Mobile Web Development Efforts using WURFL and HTML5 | RealtyGo_blog

Facebook has launched a new version of its mobile Web site that it says is much simpler and should work with the capabilities of thousands of different phones.

The leading social network has 250 million monthly active mobile users, and the majority of them access the site through the mobile Web, said Erick Tseng, Facebook’s head of mobile.

The new site, at m.facebook.com, replaces an existing site at that address for feature phones and a separate site at touch.facebook.com for smartphones (where development had recently lagged behind other versions). The new version uses an extended implementation of WURFL, a database that helps map the way the site is displayed to the capabilities of each device. Also known as browser identification look up.

Facebook said it should be able to “delete thousands of lines of old mobile site code” after the release, which is set to roll out to all users over the next couple weeks.

 

From Android to Facebook

 

The company has said that in order to be maximally accessible it will favor mobile Web development over native app development. “We are internalizing our own strategies around HTML5 to prove out that this emphasis on the mobile Web can actually work,” Tseng said.

“Yes, there is going to be a day when the majority of folks have something that looks more like an Android,” Tseng said, “but I don’t believe that’s going to happen in the next year, probably not the next two years.”

Tseng was previously lead product manager for Android before he joined Facebook last May.

Trulia and Zillow offer House-Hunting Applications for Mobile | RealtyGo_blog

Trulia and Zillow, two of the biggest competitors in the online real estate space, are continuing to push into mobile with the addition of more smartphone applications.

Trulia.com said it is now supporting iPad and Android in addition to iPhone. Zillow has released a BlackBerry application, adding to a portfolio that supports iPad, Windows Phone, Android and iPhone.

Both are trying to offer access to information to home buyers wherever they want it, and not necessarily when they are in front of computers.

Being accessible to users whenever they want the information will be critical as both companies may jockey for an initial public offering in the not too distant future.

San Francisco-based Trulia recently said it was prepping for an IPO as it continued to build out its management team, and Zillow was reportedly in talks with investment bankers to discuss the prospects of going public.

Trulia said the addition of iPad and Android applications builds off a base of more than two million mobile users, who visited Trulia.com from their phones last month. That represents a more than 300 percent increase compared to the year earlier, it said.

Both the iPad and Android apps will be slightly different from what was being offered on the iPhone. The iPad app will use the larger screen real estate to display a color-coded heat map that examines the differences in average listing price and sold price within a city or county. The Android app will allow users to add open houses to their calendars and scan QR codes.

Zillow said with the addition of its BlackBerry app, it will now cover more than 90 percent of smartphone users. The Seattle-based company said its services are used on mobile devices more than 6.5 million times each month with 23 million visits to home detail pages.

10 important documents you need to prepare, when buying or selling a home | RealtyGo_blog

Home buyers and -sellers alike often burst with anticipatory irritation at the mere thought of  paperwork their expected to complete in order to satisfy a transaction, above and beyond the basic loan application, contract, disclosures and closing docs. These little nuisances start way in advance; it’s as though, before they even start visiting open houses, buyers begin to visualize – and dread – spending hours upon hours searching through records and old files, seeking forgotten and/or boxed up documents.

The experience of obtaining a home loan is usually dreaded by most, – there are oodles of hoops through which to jump and, occasionally, the loan underwriter requests something sort of bizarre. But more commonly, there’s a pretty finite universe of documents you’ll really need to scrounge up to get your home bought – or sold. however their is a lighter side, since half the home buyers in the nation last year were first time home buyers they haven’t yet experienced such document digging or hustle and bustle of getting all their proper paper work together. So here is a few things to keep you, as their Agent/Broker on your feet, and your clients prepared for getting their desired real estate transaction closed.

  1. ID (e.g., driver’s license, state-issued ID, passport).  Who must produce it?  Buyers and sellers.  Why?  Lender wants to know that you are who you say you are, buyers, and the title insurance company wants to make sure, sellers, that you actually have the right to sell the home.  Funny enough, this commonly goes unrequested until you get to the closing table, when the notary requests to see it before signing, but some mortgage brokers and even some real estate brokers and agents may ask to see it earlier on.
  2. Paycheck Stubs.  Who must produce them?  Any buyer financing their purchase with a mortgage.  Sellers, usually only will need to in the case of a short sale.  Why? Buyers’ purchase price ranges are determined, in part, by their income. And short sellers have to prove an economic hardship.
  3. Two months’ bank account statements. Who must produce them?  Buyers getting financing; sellers selling short. Why? Buyers’ lenders now require proof of regular income and proof that the down payment money is your own.  Short sellers?  It’s all about the hardship.
  4. Two years’ W-2 forms or tax returns. Who must produce them?  Mortgage-seeking buyers and short selling sellers. Why? Banks want to see a stable, long-term income. They also limit you to claiming as income the amount of which you pay taxes (attn: all business owners!). And in short sales, again, they want documentation of every single facet of your finances.
  5. Updated everything! Who must produce it? Buyer/mortgage applicants. Why? Because things change, and because the time period between the first loan application and closing can be many months – even years! – in today’s market. During the time between contract and closing it’s not at all unusual for underwriters to demand buyers produce updated mortgage statements, checks stubs, and such – and its quite common for them to call your office the day before closing to request a last minute verification of employment! So advise your constituents not to go out and apply for that furniture loan new line of credit, in celebration of their new home, until after all the papers have been signed, sealed and delivered and title has handed over the keys.
  6. Quitclaim deed. Who must produce it?  Married buyers purchasing homes they plan to own as separate property.  Married sellers selling homes that they own separately, or joint owners selling their interests separately.  Why? With the Quitclaim Deed, the other spouse or owner signs any and all interests they even might have had in the property over to the selling owner, making it possible for the title insurer to guarantee clean, undisputed title will be transferred at the time of sale.
  7. Divorce decree.  Who must produce it? Buyers and sellers who need to document their solo status or the property-splitting terms of their divorce. Why? Again, to ensure that the seller has the right to sell.  Recently single buyers might need to prove that they shouldn’t be held accountable for their ex’s separate debts or credit report dings.
  8. Gift letters.  Who must produce them? Buyers using gift money toward their down payment. Why? The bank wants to be sure the gift came from a relative, and is their own money to give.  They also want the relative to confirm in writing that it’s a gift, not a loan – a loan would need to be factored into your debt to income ratio, which generally affects your interest rate.
  9. Compliance certificates. Who must produce them? Usually sellers, but sometimes buyers, by contract. Why? Some local governments require various condition requirements be met before the property is transferred, like some cities which require a sewer line be video scoped and repaired, cities which require a checklist of items to be met before a certificate of occupancy will be issued (usually relevant to brand new and  older homes, the latter of which are often subject to lead paint concerns) and energy conservation ordinances which require low-flow toilets and shower heads to be installed. Ask a real estate professional for advice about which, if any, such ordinances apply in your area.
  10. Mortgage statements. Who must produce them?  Any seller with a mortgage. Why? the escrow holder or title company will need to use them to order payoff demands from any mortgage holder who has to get paid before the property’s title can be transferred.

By no means is this an exhaustive list.  Agents: what documents do you see buyers and sellers struggle to produce during their home buying transactions? QR Codes in the big city. How New York may start offering QR Codes for Public Transit… Smart!

QR Codes on Public Transit routes, Schedules updated internally, with a qr code delivering current and up to date information, scheduling, even detours or problems with a route or pickup. Very smart and a sense of security for the end user. If an end user saves the contact info to their phone they can check the information even when the qr code is not present.

The emergence of QR codes on city building permits Wednesday — and, before that, garbage trucks — raises a question: Where else might New York place these odd digital ciphers?

Fortunately, the city’s new chief digital officer, Rachel Sterne,  posed just that question on Twitter. The responses, some of which are collected below, are enlightening.

QR codes are square barcodes that resemble a scrambled cable channel and are meant to be scanned by your cellphone. In 2011, you’re likely to see more QR codes on billboardsprint publicationsmuseum placards — anywhere with limited space and lots of information to convey. On city building permits, scanning the QR code will direct you to a website with more information about the construction project, if you’re into that.

But the New Yorkers who responded to Sterne are more excited about the prospect of applying QR codes to the city’s public-transit system. One  common suggestion: place them at bus stops, where schedules aren’t always displayed and are often out of date. (See one vision of what that might look like in the photo illustration above.) The most obvious place however is your mean of communication, like a business card or social networking area.

Another frequent request: QR codes in parks and near public art projects, Large advertisement areas and almost anywhere an ad company can think to grab the consumers attention.
